Virtual Viewing Companion

A builder’s opinion while you view a property — live on video.

House viewings are usually rushed, and the costly problems aren’t always obvious. With this service, you walk me around on a WhatsApp/FaceTime/Zoom call and I’ll guide what to check, what to question, and what might cost you later.

​

This is ideal for first or second viewings, renovation potential checks, and buy-to-let / investor decisions — especially when you want a calm, experienced “builder’s eye” in your corner.

What’s included (60 minutes total)

  • Pre-brief (10 mins): your goals, the listing link, and what to focus on

  • Live walk-through (40 mins): you show me around, I direct the checks + questions to ask

  • Debrief (10 mins): clear verdict + next steps (voice note or bullet message)

What we typically cover

  • Damp/ventilation indicators + likely causes

  • Roof lines, cracks and movement clues (what’s normal vs concerning)

  • Drainage/gutters/ground levels and water risk

  • Services basics (heating, electrics, plumbing “warning signs”)

  • Loft conversions/extensions: workmanship and compliance “tells”

  • Layout practicality + renovation potential (what’s realistic and what isn’t)

Intro price

From £95 (60 minutes)

Optional extra time: If the viewing needs longer, additional time is charged in 15-minute blocks (e.g. £25 per 15 mins) — agreed before continuing.

Important note: This is remote advisory support and not a substitute for a RICS survey or specialist inspections. I’ll help you spot red flags and make better decisions, but I can’t inspect hidden elements or provide certification.

How to get the most from the call

Before your slot, please have:

  • The property link (Rightmove/Zoopla/agent details)

  • Any key concerns (damp, roof, layout, extension, etc.)

  • Your max budget and your plan (home / rental / flip)

If you book a larger review package within 14 days, I’ll credit £100 from your viewing fee.

How does it work on the day?

You book a slot, send me the listing link, then call me when you arrive. You walk me around on video and I guide what to check and what to ask.

Is this the same as a survey?

No. This is a builder’s-eye advisory service. For formal assurance (especially structural, damp diagnosis, electrics/gas), you should still use a RICS survey and/or specialists.

Can you join multiple viewings in one day?

Yes — if you’re doing several, message me and I’ll quote a bundle option.

What should I do before the viewing?

Send the listing link + any questions, and tell me your plan (home / let / flip) and budget ceiling so I can tailor the focus.

What platform do you use?

WhatsApp video, FaceTime, or Zoom — whichever is easiest for you.

Can you tell me exactly what it will cost to renovate?

I can give you a practical sense-check on likely cost areas and priorities. If you want a more detailed budget range, you can add the desktop estimate option afterwards.

Do you record the call?

Only if agreed beforehand, and only if it’s permitted during the viewing. Otherwise, I’ll send a clear debrief note afterwards.

What’s your cancellation policy?

Reschedule free with 24 hours’ notice.

What if signal is bad inside the property?

No problem. Step outside briefly, reconnect, or switch to a normal call and send a few quick videos/photos afterwards.

Can you assess structural movement/cracks properly over video?

I can flag warning signs and tell you what to ask/look for, but I can’t confirm structural integrity remotely. If anything looks concerning, I’ll advise what specialist check to book.

What if the agent rushes us?

I’ll prioritise the “big ticket” checks first (roof lines, damp clues, drains/ground levels, extensions, services, ventilation).

Can you do this for anywhere in the UK?

Yes — it’s fully remote.
